Should I Renovate my Home Myself?

Homeowners believe they need to renovate their home in order to get a great price when they sell. This is false. There is so much work and money that goes into renovating or updating a home. First, you need to have the funds available. Secondly, you need to find the proper contractors such as plumbers, electricians, etc to do execute the work. Thirdly and most importantly, you need to make sure ALL repairs are done properly. The last thing you want to do is not be properly permitted or fail to make repairs for something you may have missed. You want to know without a doubt that when you do the repairs on the home, they are in qualified hands.

When you use a company that is qualified, it takes away the liability from you and the risk involved in doing the work yourself. There will be a disclosure statement at the time of sell and any inspector will need to tell the buyer everything they have found. Sometimes, when you open walls, you will find things that you do not know how to fix. If you are a homeowner who is trying to rehab a home that has old water or fire damage, you will need someone who is qualified to protect you from the liability once you sell it.

A buyer can request a list of repairs that were made on the property as part of the rehabilitation. In the spirit of full disclosure, a seller should be willing to provide details related to the changes that they made. You can also be asked who did the work and if there is a warranty that goes along with it. Be prepared when you tell the buyer there is not a warranty.

It is best not to tackle a home renovation on your own, especially if you are looking to sell immediately.
