Why would I use LuMar to buy my home?

If you have sentimental value about the house you grew up in or good memories of family times, you may not want to sell your home to a builder that will likely knock it down and rebuild. This is currently happening in many neighborhoods in DFW because property has become so valuable.

This changes the entire neighborhood and turns it to newly termed word – “McMansions.” The new house that will be built will likely be 3 times larger than the one that was knocked down. This makes for very unhappy neighbors as they watch the dynamics of a neighborhood change right before them. There is something about going down memory lane and seeing your neighborhood as you have always known it.

You do have options when looking to sell your home and if you love the neighborhood or home you live in, selling to a builder should NOT be an option. Here are a few comparisons about re-building vs renovation.

1. If a home is structurally sound, it is definitely more cost effective to renovate instead of re-building.

2. Older homes are usually built better. The plumbing, electrical may not be up to code but this can all be corrected in a renovation. Some will say the longevity of a home is better if you re-build but that is not true if you fully renovate a home. It will continue to have longevity and likely have some of the rich craftsmanship that originally went into the home. You can have fun renovating around features that make that home characteristically rich.

3. Most renovations are livable during construction. It totally depends on what you plan to do in the home.

4. If a home is historically significant, renovation is the only option.

So, before you sell your home in your cherished neighborhood, make sure you know who you are selling it to and what they plan to do with it!
